Patterson combines two of the hardest septic environments in one town: Putnam Lake's dense, small-lot cottage community, and the Great Swamp's famously high water table.
Putnam Lake is another of the county's 1930s summer colonies turned year-round neighborhood — thousands of compact lots, many with systems installed generations ago. Tight setbacks to the lake, to wells, and to property lines are the norm, so replacements frequently need engineered or compact enhanced designs. The lake community's density is exactly the profile the state's grant program targets; check the current eligible-waterbody list with the county before assuming you're out.
Much of eastern Patterson lies in and around the Great Swamp, one of New York's largest freshwater wetlands. For septic, that means seasonal high groundwater — and state standards require substantial separation between the bottom of a leach field and the water table. Properties near the swamp often need raised (mound/fill) systems, which cost more than conventional in-ground fields. If a contractor quotes you a fill system, that's usually the site talking, not the contractor padding the bill — but it's still worth two or three quotes.
